While it is easy to claim that a home is a green home, not every home is an energy efficient Green Home. Green homes are not homes that neither are green in color nor are they homes inside a large, tall tree. Our current administration is expected to continue offering more incentives for buyers who purchase green homes and, within a few years, we may begin to see a requirement that new and existing homes have to meet strict energy audit standards. In today's market, it is easier to find financing for a Green Home than for a sticks home. Studies have shown that more families are able to qualify for energy efficient mortgage models that are affordable to many levels of income. Did you know that many foreclosures are brought to court by entities of investors and not by mortgage lenders or banks? Whether these entities have the authority to foreclose often remains to be seen. At times, investors buy shares of mortgages better known as securitized trusts. Often when the loans are transferred from the loan originators into the trust, the transactions are erred and\or lacking legal documentation; thus, creating instances where there is no evidence that the trust owns the loan. Based on the legal defense, now known as “Who Owns the Loan?”, many judges have dismissed and\or delayed foreclosures because a trust could not present that it had legal standing – in other words – couldn’t prove they legally “owned the loan”. In our struggles against foreclosures, this gives the home owners some leverage but, we must understand that in many cases foreclosures is indeed money making opportunities for the loan servicer and others. Knowing that exotic mortgages like those with adjustable rates and early payment penalty clauses are still being offered, I believe it is my duty as a Realtor to advice those that placed their trust in me and to ensure they understand the meaning of such products. What do you know about Orange Park, FL.? Here are something’s you may not know. The town lies to the west of the St. John's River, neighboring towns are Mandarin to the east, Argyle to the west, and Fleming Island and Middleburg to the south, but Orange Park is not part of Jacksonville FL... The name reflects the hope of its founders for a fruit-growing industry, but their crops were destroyed in the Great Freeze of 1894-95. Lynyrd Skynyrd vocalist Ronnie Van Zant was buried at the Jacksonville Memorial Gardens in Orange Park in 1977, but was relocated to an undisclosed location after vandals broke into his tomb and the tomb of band mate Steve Gaines on June 29, 2000. Van Zant's casket was pulled out and spilled on the ground. The bag containing Gaines' ashes was torn open and some spilled into the grass. Their mausoleums remain as memorials for fans to visit.
